Little or no ventilation air
Supply fans, filters, dampers and controls influence delivery. Room equipment may continue cooling while the separate outdoor-air system is not operating properly.
COMMERCIAL & INDUSTRIAL HVAC
Outdoor-air problems can persist even when room air conditioners are working. Airplex helps NYC and Northern NJ properties with dedicated outdoor air system repair, maintenance and installation planning, focusing on ventilation delivery and the unit treating that air.
For an active failure, call and describe the affected spaces. Scheduling and availability are confirmed for the request.
AT A GLANCE
A dedicated outdoor air system, or DOAS, supplies outdoor air separately from some or all of the space-conditioning equipment. We investigate its air delivery, fitted treatment components and controls to identify the failing function. That keeps a ventilation-system repair distinct from work on the equipment cooling individual rooms.
UNDERSTAND THE PROBLEM
Room comfort and outdoor-air performance are related, but they are not identical.
Supply fans, filters, dampers and controls influence delivery. Room equipment may continue cooling while the separate outdoor-air system is not operating properly.
Heating, cooling or moisture-related complaints require a review of the functions fitted to the unit. Not every DOAS has the same components.
The ventilation system and the spaces it serves need coordinated operation. A unit working on its own schedule can still fail to meet the building need.
YOUR SERVICE OPTIONS
Avoid treating every outdoor-air complaint as a full equipment replacement.
We investigate which outdoor-air function is failing and explain the component or controls work needed. Separate issues in room-conditioning systems remain part of the follow-up discussion.
We define care for the fitted filters, fans, drains, conditioning and recovery components using the installed guidance. Faults requiring repair are recorded separately from routine maintenance.
New occupancy or a changed use can require a ventilation design review. Unit selection, air distribution and coordination with other HVAC equipment belong in that project.
A dedicated outdoor air system treats ventilation air separately from some or all of the space-conditioning work. The exact arrangement varies: the treated air may enter occupied spaces directly or connect with other HVAC equipment. Understanding that route is important before deciding which unit is responsible for a comfort complaint.
If a room is warm, its local cooling equipment may be involved even when the DOAS is operating. If several spaces experience a similar ventilation or humidity concern, the common outdoor-air system may deserve closer attention. The service investigation should explain the division of responsibility rather than treating either system as a complete answer by itself.
Outdoor air changes with weather, while the building requirement changes with use and occupancy. A system can deliver air at an apparently reasonable temperature yet still need investigation for the condition it supplies. The relevant checks depend on how the installed unit is intended to manage that air.
Give the service team the pattern of the complaint: weather conditions, affected spaces and whether it occurs during occupied or unoccupied periods. These details help connect the event with equipment operation. They are more useful than assuming a thermostat adjustment will resolve every humidity or ventilation issue.
DOAS equipment can combine fans, filters, conditioning sections, controls and energy recovery. The maintenance plan should identify the functions actually installed and record defects that affect their interaction. A basic fan check does not establish the condition of every treatment section.
For recurring problems, compare the findings over time and identify which repairs changed the result. The objective is to restore the intended outdoor-air function and show what was verified. If a connected space-conditioning system remains outside the service scope, say so in the report rather than implying that the entire building has been evaluated.
A DOAS replacement should be selected around the required ventilation and treatment duty, its connection to the building and its operating sequence. A conventional unit with a similar nominal cooling capacity is not automatically an equivalent choice.
The full installation comparison should include intake and discharge arrangements, utilities, controls integration and the work needed to connect retained systems. Ask how the completed project will demonstrate the intended function. That makes the acceptance discussion about the building requirement rather than simply whether the new equipment powers on.
PLANNING THE WORK
Equipment configuration, air-treatment components, access and controls requirements affect cost. For new installations, design, duct distribution and supporting trades can be significant parts of the work.
IN YOUR BUILDING
Airplex supports NYC and Northern NJ commercial properties where ventilation equipment may serve several tenant spaces. Review those shared dependencies when planning interruptions or changes.
COMMON QUESTIONS
No. A DOAS handles outdoor-air duty; room equipment may mainly manage space temperature. Their roles and connections depend on the building design.
No. Moisture conditions can have several causes. The installed DOAS functions, operation and wider building conditions need review before recommending a correction.
It may, depending on the designed ventilation requirement and operating sequence. The correct schedule follows the building use and equipment arrangement. A service review should establish the intended relationship before changing either system, because independent operation can be deliberate rather than a fault.
No universal conclusion follows from adding recovery equipment. It can transfer energy between airstreams, but the outdoor conditions, design and required supply-air condition determine what additional treatment is needed. Compare the complete proposed system and its operating duty rather than treating recovery as a replacement for every heating or cooling function.
