COMMERCIAL & INDUSTRIAL HVAC

Commercial HVAC Filtration Service in NYC & Northern NJ

The filter rating is only part of a filtration decision. Airplex helps commercial building teams review filter dimensions, sealing, housing condition and system airflow before changing a filter bank, planning maintenance or considering an efficiency upgrade.

Share the equipment and affected spaces. Service fit, access and availability are confirmed for each request.

AT A GLANCE

Choose filtration the installed air system can support

HVAC particle filtration depends on suitable media, proper fit and air passing through the filter rather than around it. The fan and housing must also accommodate the selected filter’s resistance. A higher rating alone does not establish a successful upgrade. Review the installed filter bank, operating condition and maintenance plan together.

UNDERSTAND THE PROBLEM

Identify what needs correction

A filter change, housing repair and filtration upgrade are different tasks.

YOUR SERVICE OPTIONS

Build a practical filter-bank scope

Specify the installed result, not just a box of replacement filters.

MERV describes particle capture, not the whole installation

MERV is a filter performance rating for specified particle sizes. EPA guidance also emphasizes that the selected filter must be compatible with the system fan and filter slot. The rating therefore helps compare media, but does not establish that a particular filter will fit, seal or operate appropriately in an existing air handler.

Ask for the proposed product and its application basis rather than requesting the highest available number. The comparison should identify actual dimensions, available filter area and resistance information relevant to the operating airflow. A suitable filtration improvement can require changes to the housing or air system, and those changes should be visible before the owner approves a purchase.

A good filter cannot capture particles in air that bypasses it

The filter bank needs an appropriate fit and sealing arrangement. Gaps around media, damaged frames or poorly secured access doors can create unintended paths. Visual condition is useful for identifying obvious problems, but it does not constitute certified leak testing or a measurement of overall filtration performance.

An inspection record should identify where a fit issue was found and what correction is proposed. For example, a hypothetical air handler may repeatedly receive the same nominal filter size while one row has a different actual opening. Reordering the same cartons will not resolve that mismatch. Record the affected frame and supported product requirement so routine purchasing follows the corrected installation.

Use pressure-drop information with an operating reference

Pressure drop describes resistance across the filter or bank under the conditions measured. A useful record includes what was measured and the operating context. Comparing readings taken under very different fan or airflow conditions can be misleading. The relevant maintenance threshold should come from the installed equipment and filter requirements, not a universal number copied from another building.

Where gauges or monitoring points are available, ask how the baseline and later readings will be recorded. A low reading is not automatically proof of a clean, effective filter, and a high reading needs context. Combine the record with correct filter identification, fit, condition and the system assessment. Qualified personnel should take any measurements requiring access to operating equipment.

Keep filtration, ventilation and source control distinct

A particle filter has a defined job. It is not automatically a solution for gas, odor, moisture or every indoor-air concern. Ventilation and pollutant-source control may need separate attention. A filtration service proposal should state its mechanical scope and avoid suggesting that a filter rating alone certifies healthy air or compliance for a specialized occupancy.

If the building has a particular concern, describe it precisely at intake. A routine office filter upgrade differs from a laboratory, healthcare or hazardous-material application with specialized requirements. Airplex can review the relevant HVAC equipment and service fit; any testing, certified containment, specialist design or health assessment must be expressly assigned to the qualified party before it is represented as included.

PLANNING THE WORK

What belongs in the project price?

The filter bank size, products, access and housing condition affect routine service cost. Upgrade pricing should separate media from frame, cabinet or fan-system changes and any specialized testing. Compare the complete supported installation and ongoing replacement needs, not only the cost per filter.

IN YOUR BUILDING

Plan the work around the occupied building

For NYC and Northern NJ properties with several air handlers, keep filters tied to equipment tags and storage locations. Plan access and housekeeping around occupied areas. If units serve specialized spaces, identify their requirements before treating them as a standard commercial filter-change visit.

COMMON QUESTIONS

Commercial HVAC Filtration Service questions

Can I upgrade every unit to MERV 13?

Do not assume that every existing system can use the same filter. EPA recommends considering the highest suitable efficiency the fan and slot can accommodate. Review the product, dimensions, filter area and resistance with the installed equipment. A supported upgrade may require more than replacing the media.

Are nominal filter sizes enough for an order?

Not always. Verify the actual product dimensions and the housing requirements, especially where previous filters fit poorly. Maintain an asset-specific schedule rather than ordering by a remembered size. The schedule should also identify quantity, orientation and any model-specific retaining or sealing arrangement.

Does a filter that looks clean need changing?

Appearance alone is an incomplete basis. Use the manufacturer’s requirements and the agreed maintenance approach, with operating and pressure-drop information where appropriate. The service record should explain the basis for replacement and document unusual conditions rather than applying one schedule indiscriminately to every building.

Will better particle filters remove odors?

Not necessarily. Standard particle media and gas or odor treatment have different functions. Identify the concern and source before buying an upgrade. A persistent odor may need investigation beyond filtration, and any specialized treatment should have a documented application basis and qualified scope.

Does this service include HEPA certification or air-quality testing?

Those are separate deliverables and are not implied by routine filter or housing work. Specialized filters, containment housings and performance testing need their own technical review and qualified provider. The proposal should state exactly what will be inspected, repaired, measured or certified.

What should a filter-bank handover include?

Request the final product list, dimensions, quantities, affected equipment tags, completed housing corrections and maintenance requirements. Include any agreed baseline measurements and unresolved limitations. That record lets the next technician and purchasing team maintain the same supported arrangement instead of recreating the selection from memory.
